## Summary

Prepare for a private rental search in the Netherlands, compare listings, check the tenancy terms and know the basic rules before you pay.

## Overview

Finding a rental home can take time, especially in high-demand areas. This guide focuses on preparing a rental application, responding to suitable listings and checking the agreement before you commit money.

## Before you start

Rental selection criteria vary by landlord and property. Prepare identification and evidence of income, but do not assume there is one universal income multiple or document checklist. Before paying, check the rent, deposit, service costs, mediation fees and tenancy agreement, and understand which rent segment and which rental rules apply to the property.

## Steps

### 1. Get your documents ready

Prepare identification and evidence of income that a landlord may ask for. Requirements vary by property, but a landlord must use a clear, published and non-discriminatory selection procedure, and must explain a rejection if another candidate is chosen.

**Do this:** Keep a simple rental application pack ready, but check each listing for its actual requirements.

**Documents needed:**
- Valid ID
- Proof of income if requested
- Employment contract or payslips if requested

> **Common mistake:** There is no single Dutch rule that every landlord must use the same income multiple or require a BSN.

### 2. Register on rental platforms

Check housing-corporation allocation rules and waiting times if you want to use that route, and set alerts on commercial platforms. A private landlord can also offer rent-regulated housing. Before deciding which rules apply, distinguish a room or shared accommodation from a self-contained home, check the rent points and the contract's start date, and use the Huurcommissie guidance for the period you are checking. The asking price alone does not establish that rent is unregulated.

**Do this:** Register with the housing corporation for your area if you may qualify for social housing, and create accounts with alerts on the commercial platforms. Before paying, use the rental-contract guide and the appropriate Huurcommissie Rent Check.

### 3. Respond to listings fast

In competitive areas, suitable listings can receive many responses. Reply promptly and follow the application instructions rather than sending sensitive documents indiscriminately. A landlord must use a clear and transparent selection procedure, make it public and apply non-discriminatory criteria, so you can ask what the criteria are before you send anything.

**Do this:** Respond promptly to suitable listings and share only the documents needed for that stage.

> **Common mistake:** Be cautious with requests for money or sensitive identity documents before you have verified the landlord, agent and property. Every municipality has a reporting point for good landlord practices where you can report a landlord.

### 4. View and make an offer

View the property, check who you are dealing with, and review the rent, deposit and service costs before committing.

**Do this:** Before paying, confirm the tenancy terms in writing and understand what each upfront amount is for.

**Cost:** The first month's rent may be due at the start. For tenancy agreements from 1 July 2023, the deposit can be no more than two months' basic rent.

> **Common mistake:** Do not pay an unexplained deposit or mediation fee just because the market is competitive.

### 5. Sign and register your address

Sign the tenancy agreement only after checking the terms. Tenancy agreements dated 1 July 2023 onwards must be in writing, and if you agree anything orally the landlord must confirm it in writing. If you are moving between addresses within the Netherlands, tell the municipality no later than 4 weeks before the moving date or within 5 days after it. If you are arriving from abroad, follow the first registration process for new arrivals instead.

**Do this:** Keep a copy of the signed agreement, proof of payments and the condition report for the property.

> **Common mistake:** Your housing contract and your BRP/municipality registration are related but separate steps; check what applies to your stay and address.

## Documents

- Valid ID
- Proof of income if requested by the landlord
- Employment contract or payslips if requested
- Other documents requested for the specific property

## Costs

- First month's rent is commonly due when the tenancy starts
- For tenancy agreements from 1 July 2023, the deposit can be no more than two months' basic rent
- If the landlord works with a letting agent, the landlord pays the mediation fees and the agent may not charge them to you as well; if you engage your own agent, you pay that agent yourself (position in 2026). Service costs may only cover costs the landlord has actually incurred

## Timing

In tight markets, expect weeks to months of searching. Acting fast on listings matters more than the formal timeline.

## Common mistakes

- Treating a landlord's income requirement as a universal Dutch rule
- Paying a deposit or fee without checking what it covers and whether it is allowed
- Signing without checking the tenancy agreement, basic rent and service costs

## Next steps

- Register on rental platforms
- Set up income documents in advance
- Consider a makelaar for support
