About
Huurteam Leeuwarden is a free advice service for people renting from private landlords in the municipality of Leeuwarden. Its own pages state that it is an initiative of Huurdersplatform Nieuw Elan, a tenants' organisation, made possible by the municipality of Leeuwarden. That combination is worth knowing before you approach it: the money comes from the city, but the service is delivered by a tenants' organisation and staffed by volunteer advisers alongside Nieuw Elan's legal staff, so it is not a municipal counter. It covers five subjects: maintenance defects a landlord will not fix, rent that may exceed the legal maximum, service charges and missing annual statements, rental contracts that may not follow the rules, and intimidation by a landlord. A rent check runs in three steps. The tenant telephones or emails for an appointment and prepares a copy of the contract, advisers visit the home and calculate the maximum lawful rent, and if the rent is too high the team speaks to the landlord and, at the tenant's request, starts a procedure at the national rent tribunal.

Good to know
- It is delivered by a tenants' organisation and funded by the municipality, so it is not a government desk and its calculations and letters do not bind a landlord.
- Formal rent decisions are made by the Huurcommissie, the national rent tribunal, and disputes that go further are matters for the courts.
- It is for private-sector tenants in the municipality of Leeuwarden. Renters from a housing corporation, or those living outside the municipality, are directed elsewhere.
